We track pet policies across 1,000+ Austin apartment communities through our database at search.austinapartments.com. Here’s what we’ve learned: “pet friendly” is the most useless phrase in apartment marketing.

Think about it. A property that accepts one cat under 15 pounds calls itself “pet friendly.” So does a property with no weight limit, no breed restrictions, and a fenced dog park out back. Zillow, Apartments.com, every major listing site β€” they all let properties check the “pet friendly” box without disclosing a single detail about their actual policy.

That’s a problem if you own a 75-pound Labrador. Or an 85-pound German Shepherd. Or a 60-pound pit bull mix.

The real questions that matter (and the ones nobody answers until after you’ve paid a $50–$75 non-refundable application fee):

  • What’s the weight limit? (25 lbs? 50 lbs? 75 lbs? No limit?)
  • Which breeds are restricted? (And do they restrict “mixes” of those breeds?)
  • How many pets can you have?
  • What’s the pet deposit? (Refundable? Non-refundable? Both?)
  • What’s the monthly pet rent?
  • Is there a dog park or private patio option on-site?

How Breed Restrictions Actually Work in Austin

Breed restrictions are the single biggest obstacle for large dog owners. Bigger than weight limits. Bigger than deposits.

And most renters have no idea why they exist.

It Starts With Insurance

Here’s the part nobody explains: most breed restrictions aren’t the property manager’s personal preference. They’re mandated by the property’s liability insurance carrier.

Insurance companies keep lists of breeds they consider “high risk” based on actuarial data: bite frequency, claim severity, litigation history. If the insurance policy excludes certain breeds, the property cannot accept those breeds without risking coverage. No exceptions. This is why asking a leasing manager to “make an exception” almost never works. They’re not being difficult. They literally can’t override their insurer.

The Standard Restricted Breed List

Every property’s list varies slightly based on their specific insurance policy, but the most commonly restricted breeds in Austin apartments include:

The “Mix” Problem

This is where things get subjective. And frustrating.

Most restricted breed lists include the phrase “and mixes thereof.” But who decides if your dog is a “mix”? The answer depends on the property. Some ask for veterinary breed documentation. Some rely on a visual assessment during pet screening. Others use third-party services like PetScreening.com, which may pull veterinary records or request breed DNA results.

If your dog looks like it might be part pit bull or part Rottweiler, expect questions. A dog DNA test ($100–$200 from Embark or Wisdom Panel) can work in your favor β€” or against you, depending on the results.

One thing we tell every client: know what’s on your dog’s vet records before you apply anywhere. If the vet listed “pit mix” or “shepherd mix,” that’s what the apartment’s screening service will see.

The Management Company Shortcut

Breed restrictions are set at the management company level, not property by property. One RPM Living community has no breed restrictions? They all do.

RPM Living is the standout. As a company, they allow all breeds and all sizes across their entire Austin portfolio. Instead of blanket bans, they require a pet interview: the leasing team meets your dog before approving the application. That means pit bulls, Rottweilers, German Shepherds, and every other commonly restricted breed are welcome at RPM properties like Tambaleo, Saddle Creek, South Congress Commons, Aero Riverside, and Radius at The Domain.

MAA (Mid-America Apartment Communities) takes a similar approach, with no breed restrictions at properties like MAA South Lamar and MAA Brushy Creek.

If your dog is a restricted breed, searching by management company is faster than calling 40 leasing offices.


ESA and Assistance Animal Protections

If you have a disability-related need for an emotional support animal, the Fair Housing Act provides specific protections that override breed and weight restrictions. This is a legal right. Not a loophole.

Under the FHA, housing providers must make reasonable accommodations for people with disabilities. An ESA with proper documentation isn’t a pet. It’s a disability accommodation. That distinction means ESAs are exempt from breed restrictions, weight limits, pet deposits, and monthly pet rent.

A note on recent changes: HUD withdrew its primary ESA guidance document (FHEO Notice 2020-01) in September 2025. That document had helped landlords and tenants navigate ESA requests since 2020. The Fair Housing Act itself hasn’t changed, and landlords are still legally required to make reasonable accommodations. But with the guidance gone, some property managers may be less clear on current requirements. Know your rights before you apply.

A property can deny an ESA request only if the specific animal poses a direct threat to health or safety that can’t be reduced through reasonable measures. They must evaluate this on a case-by-case basis. A blanket breed ban doesn’t meet that standard under FHA.

If you’re denied an ESA accommodation in Austin, you can file a complaint with the City of Austin’s fair housing office or the TWC Civil Rights Division. The Austin Tenants Council also provides guidance on fair housing rights. For complaints outside Austin city limits, contact TWC directly or file with HUD.

Austin Apartments That Allow Large Dogs: South Austin

South Austin (78704, 78745, 78748) has some of the most dog-friendly communities in the metro. Older properties along the South Lamar and Manchaca corridors typically carry more relaxed pet policies than newer luxury builds. For large dog owners, this area also offers something hard to find elsewhere: garden-style properties with private fenced patios on ground-floor units.

South Austin notes: Six communities in the 78704 ZIP alone accept dogs with no weight limit. If your dog is a restricted breed, start with the three RPM Living properties (Tambaleo, Saddle Creek, South Congress Commons) and the three others with no breed restrictions (Groves South Lamar, MAA South Lamar, The Grove). RPM’s company-wide policy means no breed bans at any of their communities, just a pet interview. If you have a pit bull, Rottweiler, or any other commonly restricted breed, these are your first calls.

The 704 and SoCo on The Lake (both CWS-managed) offer the lowest monthly pet rent in the area at $15–$20, but do restrict common breeds. Bell South Lamar allows 3 pets total but has one of Austin’s longest breed restriction lists at 15+ breeds.

Ground-floor units with private fenced patios are gold for large dog owners. No elevator waits, no carrying a 90-lb dog down three flights for a midnight bathroom break. The Grove and Saddle Creek are garden-style communities where these are most likely available. Ask during your tour.

Nearest off-leash dog parks: Zilker Off-Leash Area (off Stratford Drive), Auditorium Shores (Lady Bird Lake), and Ricky Guerrero Park.

Austin Apartments That Allow Large Dogs: East Austin & Riverside

East Austin (78702, 78721) and the East Riverside corridor (78741) have added significant inventory since 2020. Newer builds along Riverside usually enforce stricter breed policies but set higher weight limits. Older East Austin communities are often more flexible on both.

East Austin notes: Aero Riverside is the most dog-friendly apartment we found on this side of town. No breed restrictions. No weight restrictions. No age restrictions. Rents start around $900. It’s managed by RPM Living, whose company-wide policy eliminates breed bans across all their Austin properties β€” the leasing team meets your dog instead of checking a restricted breed list.

Sentral East Austin in the Plaza Saltillo neighborhood offers a luxury option with zero restrictions, but at premium pricing. If breed restrictions are your primary concern and budget matters, Aero Riverside is the clear pick.

Austin Apartments That Allow Large Dogs: North Austin & The Domain

North Austin (78758, 78759, 78753) and the Domain area attract tech workers by the thousands. But those newer Class A properties? They carry the most restrictive pet policies in the metro. Pet costs run higher too. Between pet rent and mandatory valet trash fees, monthly add-ons at Domain-area properties can hit $50–$80 on top of base rent.

North Austin notes: The 78758 ZIP near The Domain contains three communities with absolutely no breed or weight restrictions: Gallery at Domain, Broadstone North ATX, and Radius at The Domain (another RPM Living property). That concentration is unusual for Austin. Broadstone is the only one that doesn’t even require a pet interview.

Reserve at Walnut Creek allows 3 pets and uses inclusive language on its website, but the $60/month pet rent is the highest on this list. If that monthly cost matters, Radius at The Domain charges just $20/month with no restrictions.

If you’re willing to drive 10–15 minutes north on MoPac or 183, communities in the Parmer Lane and Anderson Mill corridors offer more relaxed policies at 20–30% lower base rent than the Domain core.

Walnut Creek Metropolitan Park (off North Lamar, 78753) is one of Austin’s best dog parks: fenced, with separate small and large dog areas plus water stations.

Austin Apartments That Allow Large Dogs: Downtown & Central Austin

Downtown Austin (78701) and Central Austin (78751, 78756, 78757) are the toughest market for large dog owners. Full stop. High-rise properties in the 78701 core almost universally cap at 50 lbs or below, with breed restrictions strictly enforced by corporate management companies.

Your better bet? Central Austin neighborhoods like Hyde Park, North Loop, and Brentwood. More mid-rise and garden-style properties. More local management companies instead of national REITs, which means pet policies get written by the people who actually run the building, not a corporate office in another state. These garden-style communities are also where you’ll find ground-floor units with private patios β€” rare downtown, common in Central.

Downtown & Central notes: Camden Rainey Street remains the rare downtown high-rise that accepts large dogs with no weight limit. Located in the Rainey Street district, it’s walkable to Lady Bird Lake trails. But at $500 per pet non-refundable and $35/month rent, you’re paying for the scarcity.

Central Austin is where the real value sits for big dog owners. The Brentwood in 78756 opened recently with no weight limit and a pet spa on-site, but the breed restriction list is extensive. Argosy at Crestview charges just $10/month pet rent (the lowest we found anywhere in the metro) but caps weight at 75 lbs. West Koenig Flats in the North Loop neighborhood doesn’t explicitly state a weight limit on its website, and residents describe it as welcoming to big dogs. Confirm before applying.

Auditorium Shores (Lady Bird Lake) and Red Bud Isle are the two best off-leash options for downtown and Central Austin residents. Red Bud Isle is entirely off-leash with direct lake access.

Austin Apartments That Allow Large Dogs: Cedar Park, Round Rock & Suburbs

If you want the most relaxed pet policies in the Austin metro, head north. The suburbs win on every pet-related metric. Insurance costs are lower, so breed restrictions are looser. Properties are larger, so there’s more green space. And with fewer corporate management companies running the show, individual leasing teams have more flexibility to approve your dog. Ground-floor units with private patios are also far more common out here than anywhere inside Austin city limits.

Suburban notes: MAA Brushy Creek, Lantana at Round Rock, The Gabriel Georgetown, and Avesta Lake Creek all welcome every breed and size. That’s four no-restriction communities in the suburbs alone, more than any other area except South Austin.

Monthly pet rent runs $15–$30 in the suburbs, compared to $20–$35 inside Austin city limits. The Allure in Cedar Park charges just $15/month. One-time fees cluster between $300–$500.

The trade-off is commute time. If you work downtown, expect 30–45 minutes each way during peak hours. But if you work along the 183/620 tech corridor (Apple, Dell, Indeed), the suburbs put you closer to the office and give your dog more space. Livano Pflugerville is worth a look for the dog daycare center alone. That’s a rare amenity.

Ask About the Pet Policy Before You Pay an Application Fee

This sounds obvious. It’s not. We talk to renters every week who paid $50–$75 in non-refundable application fees before discovering the property has a 50-lb weight limit or restricts their dog’s breed. In Texas, application fees are non-refundable by law (Texas Property Code Β§ 92.351). That money is gone.

Build a Pet Resume

Yes, really. A pet resume sounds ridiculous. But it works.

Put together a one-page doc with your dog’s name, breed, age, weight, and spay/neuter status. Add vaccination records and your vet’s contact info. Training certifications help too (Canine Good Citizen is the gold standard here). Throw in a calm, well-groomed photo of your dog and references from previous landlords confirming no damage or noise complaints.

Will it override an insurance-mandated breed restriction? No. But at properties where the leasing manager has some discretion, especially smaller, locally managed communities, it absolutely tips the scale.

Offer a Larger Deposit

If a property is on the fence about your large dog, offering a larger pet deposit can help. Texas has no legal cap on security deposits, so properties can accept a higher deposit if they choose. Frame it this way: “Would a $500 deposit instead of $300 make a difference?” For locally managed properties, this works more often than you’d expect. Get Your Vet Records Ready Before You Tour

Don’t show up to a tour empty-handed. Every property that accepts large dogs will ask for vaccination records at minimum, and some want everything upfront before they’ll even process your application. Have your current rabies certificate, DHPP vaccination record, and spay/neuter certificate ready to go. If your dog’s breed is ambiguous, bring DNA test results. Some properties also request a vet letter confirming breed, weight, and temperament.

Ask About Ground-Floor Units With Private Patios

Most large dog owners forget to ask about this. But a ground-floor unit with even a small fenced patio changes daily life with a big dog. No elevator waits at 6 AM. No navigating shared hallways while your 80-lb lab lunges at the neighbor’s cat. Just open the back door.

Garden-style apartments in South Austin, Central Austin, and the suburbs are most likely to have them. Ask specifically during your tour (patios aren’t always in the online listing).

Time Your Search for Off-Peak Months

Pet policy enforcement tends to be stricter during peak leasing season (May–August) when properties have plenty of applicants. Off-peak months are different. October through February, vacancy rates climb and leasing managers get more flexible on borderline cases. We’ve seen properties with official 50-lb weight limits approve 65-lb dogs in January that they’d reject in July.
